At Monday’s Cheektowaga Town Board meeting Councilmember Stanley Kaznowski and Supervisor Mary Holtz will sponsor a resolution to approve a new town ordinance which will require any landlord who rents out four or more residential dwelling units to apply for a landlord license.

This new ordinance is intended to help with quality of life issues for neighborhoods that suffer from recurring criminal and public nuisance activity by renters and guests in that it will impose penalties for which our police department must repeatedly respond.

“This legislation is yet another step of many steps the town is taking to make our neighborhoods safe, clean and enjoyable for our residents,” stated Councilmember Kaznowski.

Property owners will be required to provide basic contact information and, where necessary, to provide property manager information which is presently not always available, especially for out of town property owners.

Additionally, the law encourages the owners and property managers to utilize a Crime Free/Crime Prevention Lease Addendum, an example of which is attached to this law, which will assist in the eviction of tenants who continue to conduct criminal or public nuisance activity in the dwelling.

Supervisor Holtz stated, “Councilmember Stanley Kaznowski has spearheaded this legislation as his work in the community and regular attendance at taxpayer group meetings identified the need to provide additional protection for our neighborhoods from renters and their guests whose repeated illegal activities or nuisance behaviors bring down the quality of life for other residents.”

Police Chief David Zack has also encouraged the town board to consider adopting a landlord license law. He stated police officers need to know who owns or is responsible for a specific property where they are responding to recurring problems.

The underlying objective of this new law is make rental property owners more aware of whom they are renting to and to be proactive in removing troublesome tenants whose nuisance behavior adversely impacts on all neighboring residents.

There will be no fee associated with the landlord licensing requirement.
