YORKSHIRE — The annual Western New York Home and Garden Exposition, held at the Hamburg Fairgrounds Feb. 7 – 10, featured many local businesses and artisans.

Twin Lakes Homes, a modular home company located in Yorkshire, assembled a full-sized house, inside the exposition.

The 1,380-square-foot model home featured three bedrooms, two bathrooms and an operational garage.

GET COMFORTABLE — The Twin Lakes Homes’ modular house, displayed inside the Western New York Home and Garden Exposition Feb. 7 – 10, featured fully-furnished rooms, including bedrooms and a living room.Walking into the house revealed a finished kitchen, carpeting and furnishings, to event-goers. The completed product was a collaboration between Twin lakes Homes and many other local businesses.

Furniture featured throughout the model was provided by Inside/Out Casual Furniture and Carolina Furniture. The home entertainment setup in the living room was from Southtown Audio Video. Hamburg Overhead door installed the garage door.

TIME FOR DINNER? — Twin Lakes Homes General Manager Kody Sprague and Sales Representative Jennifer Hoffman stand inside the WNY Home and Garden Exposition home’s finished kitchen.“Modular housing can do just about anything,” said Twin Lakes General Manager Kody Sprague. “It starts with the proper installation, which is really limitless, at this point. I can pretty much do anything that someone can do stick-building a home.”

Sprague explained that modular home-buyers do not have to make many sacrifices, when it comes to putting personal touches on their home designs. “My grandfather and myself are licensed real estate brokers and we have a pretty good knowledge of financing options,” Sprague said. “We can help someone sell their home, buy land, financing and then we can build their home for them. We can help someone with every aspect of the home-building process.”

Twin Lakes’ stated goal for its display at the exposition was to prove that it is made up of a team that works together, to offer the customer customization options for his or her dream home.

Sprague explained that one reason people buy a modular home is that they are looking to downsize. He added that this year’s exposition display was an example of how an individual could work with a smaller floor plan and still get a quality home.

Sprague described the advantages of buying a modular home, as opposed to a traditional stick-built house, which is assembled completely on-site. “We can build homes in less time, it’s just as customizable and, nine times out of 10, I can save people a lot of money,” Sprague added.

The Twin Lakes Homes business’s customer base ranges from those who are looking for their first home to people who are retiring and looking to downsize.

Sprague and his grandfather, William Sprague, operate Twin Lakes Homes as a team. Sprague has been in the modular home business for more than 40 years and his grandson has been a part of the business since 2007.

“We’ve developed relationships with people we know are going to get the job done. We’re not contracting out to somebody new with every house we build,” Kody Sprague explained.

Twin Lakes Homes can build a home within four – six weeks.
